Robert
Allen is a good writer who discusses a topic that is very
difficult to make any money in these days. He gained his fame
giving lectures on buying real estate with no money down.
There
is some question as to how valuable his material is even in
good times. His information is dated and there are many inaccuracies.
Today however, expect to sit on any properties for some time.
If
the local economy is going through a recession with lots of
layoffs, you can pick up property at nice prices, but if you
don't have buyers because no one has a job, or no one is moving
into the area because there is no work, you'll be stuck with
property you can't sell.
The interesting
thing about these real estate investment schemes is that they
seem to pop up just when the real estate market is at its
worst. I would suppose that all the real estate "experts"
need another source of income in hard times.
The
teachings of Robert Allen don't appear to have any real money
making value once you remove them from the seminars. There
is a money-back guarantee offered by the Robert Allen Seminars,
but everyone I've talked to about this, says it's nearly impossible
to collect on the guarantee.
,Allen himself
says you can't get a refund until you have made a real effort
in a specified amount of time. And it has to be fully documented.
He says you have to apply the course methods with unsuccessful
results before he can grant a refund. I've read messages on
the news groups from several students that claim they were
still not given a refund even after making a documented effort
to show that the course did not work for them.
When people buy
the courses and then find out the amount of work required,
they're usually turned off to the whole thing. They don't
get the required documentation to allow them to get a refund,
because they just don't want to hassle with the thing anymore,
so they just don't apply for a refund at all.
In my opinion,
to make sure they never had to make good on any of these refund
requests that were piling up, Mr. Allen and/or his seminar
company filed for bankruptcy several years ago.
Allen got into
financial trouble with the IRS as early in 1984. In 1986,
the IRS filed a $346,395.79 lien against him. He has an interesting
story, but I doubt it's about making money.
The
word is that Allen is now sending out bulk email soliciting
customers for multi-level marketing of vitamins.
My
advice is to stay away.
